Post-Construction Cleaning: What's Included and When to Schedule It

Post-construction cleaning happens in phases — rough clean, final clean, and touch-up. Here's what each includes, when to schedule them in your project timeline, and what it costs to skip.

What is post-construction cleaning?

Post-construction cleaning is the specialized deep cleaning that makes a construction or renovation site safe and presentable for occupancy. It's not standard janitorial work — it's a phased process that removes construction dust, debris, adhesives, and safety hazards from every surface, including the ones nobody sees (air returns, above-door frames, inside cabinets).

The three phases

Phase 1: Rough clean

After framing and drywall wrap up: removal of large debris, trash-out of the space, sweeping/blowing down dust from surfaces, and initial prep so finishing trades can work. This is demolition-adjacent work, not detailing.

Phase 2: Final clean

After all trades finish and before handover or occupancy. This is the heavy lift:

  • Removal of paint overspray, adhesives, stickers, and protective films
  • Dusting of every horizontal and vertical surface — sills, frames, fixtures, shelving
  • Detail-vacuuming including vents, returns, and ceiling tracks
  • Window and glass cleaning (interior at minimum; exterior if in scope)
  • Floor care matched to the finish: carpet extraction, VCT strip-and-wax, or stone polish
  • Restroom fixture cleaning and sanitizing for new plumbing

Phase 3: Touch-up / "sparkle clean"

Just before occupancy or listing photos: a final pass for dust that resettled, smudges from final inspections, and punch-list cosmetics.

When should you schedule it?

Book the final clean as soon as your project schedule has a realistic occupancy date — quality vendors schedule out, and post-construction work is deadline-driven. The rough clean should be sequenced with your GC before finishing trades begin. For Houston commercial projects, the final clean is typically requested within the final week before certificate-of-occupancy walkthroughs.

What does skipping it actually cost?

Construction dust is abrasive silica — it kills new floor finish early, clogs HVAC filters, and triggers tenant complaints and health concerns from day one. A professional post-construction clean is cheap insurance against a rough first impression that sticks with the space.
